How do I know if my commercial roof needs replacing? Common signs are recurring leaks, visible bubbles or blistering on the membrane, ponding water that doesn't drain within 48 hours, seam separations, or advanced age on the current system. We can do a full inspection and give you an honest assessment of whether you're looking at a repair, a restoration coating, or a full replacement.
How long do commercial roofing systems last? It depends on the system. TPO and EPDM typically last 20-30 years with proper maintenance. Metal roofing can last 40-50+. Modified bitumen and BUR fall in the 20-30 year range. Proper installation and routine maintenance are the biggest factors in whether you hit the top or bottom of those ranges.
